First time homebuyers

Start with the numbers, not the house.

Looking at homes is the exciting part, but the best first step is understanding what payment feels comfortable for you. A lender can review your income, credit, monthly debts and available funds, then explain which loan programs may fit.

Before you begin touring

  • Talk with a lender and get preapproved.
  • Decide what monthly payment you are comfortable with.
  • Keep money available for the deposit, inspections and closing costs.
  • Avoid opening new credit or making a large financed purchase.
  • Make a list of needs and wants so we can focus the search.

You do not need to know everything before calling me. I will explain the process, help you ask the right questions and stay with you from the first showing through closing.

Planning your money

How much cash will you need to buy?

The down payment is only one part of the money needed for a purchase. Buyers may also need funds for an escrow deposit, inspections, an appraisal, closing costs, prepaid taxes and homeowners insurance.

Common buyer expenses

  • Escrow deposit after the contract is accepted.
  • General home inspection and any additional inspections you choose.
  • Appraisal when required by the lender.
  • Down payment based on the loan program.
  • Closing costs and prepaid expenses shown on the final figures.

Sometimes we can negotiate for the seller to contribute toward allowable buyer costs. That depends on the property, the offer, the loan and the market. I will help you structure an offer that makes sense without promising money that has not been negotiated.

Protecting your purchase

Inspections are about knowing what you are buying.

A house can look great during a showing and still have issues that are not obvious. The inspection period gives you time to have qualified professionals evaluate the property and provide more information before you move forward.

Inspections buyers often discuss

  • General home inspection.
  • Wood destroying organism inspection.
  • Four point and wind mitigation reports for insurance.
  • Roof, electrical, plumbing, HVAC and structural evaluations when needed.
  • Well, septic or water testing for applicable properties.

The right inspections depend on the home, its age, the loan and the insurance company. I will help you keep track of deadlines and understand your contract options, but inspectors and licensed specialists should evaluate the condition of the property.

Preparing to sell

The work starts before the sign goes in the yard.

A strong sale starts with a clear plan. Before your home hits the market, we will look at the condition of the property, recent comparable sales and the competition buyers will see alongside it.

Before your home goes live

  • Decide which repairs or improvements are worth completing.
  • Clear clutter and make each room easy for buyers to understand.
  • Set a price based on the market and your goals.
  • Prepare the home for professional photography and showings.
  • Review estimated selling costs and the timing of your next move.
