You do not have to know every step before you begin. My job is to keep the process moving, explain what matters and make sure you know what comes next.

Start with a real conversation

Tell me what you want, what you are trying to avoid and what a comfortable move looks like. We will talk about location, property type, timing and the features that really matter to you.

  • Choose areas that fit your day to day life.

Understand the numbers

A lender can help you understand your estimated payment, cash needed and financing options. A preapproval also helps us shop with a clear price range and write a stronger offer when the right home shows up.

  • Review the payment, not only the purchase price.
  • Plan for the deposit, inspections, appraisal and closing costs.
  • Avoid new debt or large financed purchases during the process.

Tour homes with a plan

I will help you compare more than countertops and paint colors. We will look at condition, location, insurance concerns, property restrictions and how each home fits your actual goals.

  • Pay attention to the roof, major systems and visible maintenance.
  • Consider the drive, surroundings and everyday convenience.
  • Do not let one pretty room make the whole decision for you.

Write an offer that makes sense

Price matters, but it is not the only part of an offer. We will review comparable sales, competition, deposits, financing, inspection time, closing date and any costs you want the seller to consider.

  • Know what you are willing to pay before emotions take over.
  • Understand every major deadline before signing.
  • Build an offer around your priorities and the market.

Inspect and investigate

Once the offer is accepted, the clock starts. I will help you keep track of the inspection period and coordinate access while qualified professionals evaluate the property.

  • General home inspection and any needed specialty inspections.
  • Insurance reviews such as a four point or wind mitigation report.
  • Well, septic, water, roof, structural or other testing when applicable.

Finish financing and prepare to close

Your lender, title company and I will work through the appraisal, loan conditions, insurance, survey and final figures. Before closing, we will complete a final walkthrough and confirm the property is ready.

  • Respond quickly when the lender requests documents.
  • Review final figures and wiring instructions carefully.
  • Bring the required identification and follow the title company instructions.

Get the keys

Closing is the finish line for the contract and the beginning of owning the home. You will sign the final documents, complete the required funds and receive the keys when the transaction is officially closed.
